    Future Revenue Stream from Stone and Gas Royalties

    This property offers significant current and future revenue streams from the continued mining of Pennsylvania Bluestone from two onsite quarries and gas royalties from existing natural gas wells.

    The property has a fully functional quarry producing highly desirable Pennsylvania Bluestone (a unique sandstone found only in Northeastern Pennsylvania) prized for architectural and aggregate uses. The property includes over 54,000 SF of industrial space divided over multiple manufacturing, warehouse and office buildings. Ideal as a continued quarry operation or alternative industrial use, the property features 480 Volt-3 Phase power and piped stations for air compressors/liquid oxygen/propane throughout the facility. The sale of the property will include NPDES permits, but excludes saws and previously mined stone.

    Description

    Set in the productive Marcellus Shale region, the property also includes income-producing gas leases in connection with three natural gas units. These current units can be expanded to a total of 24 active wells, offering the new buyer tremendous income potential.

    In recent years, natural gas drilling in the Marcellus Shale region has been very active. Susquehanna County is considered to be the second highest gas producing county within Pennsylvania, and thus significant capital investments are currently being made to expand the current pipeline network, including the construction of the Bluestone Pipeline, the Constitution Pipeline and the Millennium Pipeline (which feeds into New York City).

    The property is located in Susquehanna County, situated in the northeast portion of Pennsylvania, bordering the Susquehanna River to the north. The property offers easy access to a number of arterial roadways, including Interstate 81, Route 79, Route 92 and Route 171, as well as rail centers in Philadelphia, New York and New Jersey and numerous ports along the eastern seaboard, making it idea for a number of future industrial uses.
